We carry out work across the Durham and Tees Valley area which include new build developments including our largest housing development to date being a 14 house estate for a well known social housing provider. Aswell as this we take care of smaller works such as single storey extensions, two stroey extension and loft conversions aswell as garage conversions.
New Build Development
We have provided an array of services on new build developments from a single new build dwelling to multiple new build developments and social housing development to boot!
Our typical service for a development of this scale is a feasibility study to check the viability of our client's ideas, this involves a site visit to determine any constraints on the site that could impact the design of a new build dwelling.
We then progress to planning application packages for the new build project which would involve seeking all the required services from trusted consultees to ensure that planning validation is achievable before moving onto the detailed design and construction details for building regulations purposes
Single Storey Extensions
We are well versed in offering planning and detailed design for single-storey extensions in the North Yorkshire and County Durham area, we visit the site to understand the clients' requirements and treat the design as our own in order to bring the best out of the space available.
Two Storey Extensions
As with the single-storey extension we also deal with two storey extension which provides more space for us to work with and adapt the internal layouts of the house extension. We take our planning approved scheme and design and detail construction-ready drawings allowing a builder or client to build the project from quality drawings and specifications delivered by a team led with over 20 years of industry experience.
Our clients are often in need of additional space and maybe limited on external space so prefer a conversion project. We can assist with loft conversions in the North Yorkshire and County Durham areas, we visit the site to map out the space available before onboarding a trusted Structural Engineer who will ensure that the project works structurally, we then provide detailing to meet the current building regulations and leave our client and builder with a buildable package of information.
Similarly to a loft conversion, we provide a site visit and offer expert advise on the practicalities of a garage conversion development including planning and building regulations points to consider such as the loss of a car parking space and the need to add one to the building frontage.
