Commercial Projects
Phoenix Design Man has led many Commercial Architectural Projects across the North East and North Yorkshire, these include Farm Shop Developments | Office Expansions, and Commercial Building Refurbishments. We assist our clients with Commercial Building Planning Applications and Building Regulations, with submissions and tracking of the works as part of our service to the client.
We can then help with on-site Project Management being a support for our clients with guidance on Party Wall matters, Change of Use Applications, and Main Contractor Tendering. We place ourselves at the end of a call for the chosen builder and client to give reassurance throughout the build process.
Farm Shops
Phoenix Design Man provided Planning Support and a full Detailed Design package for this exciting farm shop Development in County Durham. With a beautiful Oak Frame structure and infill glass, the detailing of the building was bespoke and certainly tested our Construction Details knowledge.
We then went on to assist with On-Site Management of the building working with Structural Engineers and the Building Inspector to ensure that the building was structurally sound.
Office Expansions
As part of an HQ Office Expansion - AVRS requested a full package of drawings to be produced to be submitted for a Commercial Planning Application before producing a full package of Detailed Designs to submit for the Commercial Property Building Regulations.
We then went on to assist with Tendering of Contractors and offered intermittent site Project Management to ensure that the build was being carried out in accordance with the Building Regulations approved drawings and details.
Restaurants
Phoenix Design Man where the Architectural Partners to a local Indian restaurant, we assisted with the Architectural Design and Project Management of a Commercial Refurbishment. As part of this role, we undertook the initial Building Survey and produced Existing Commercial Layout drawings before drawing Proposals and Detailed Designs and Specifications.
We monitored the Building Regulations Application until Completion and ensured that all Planning matters such as a Conservation Planning Application were lodged and managed.
